Dear Parents and Friends,

The Sacred Heart annual golf tournament is just a little over a week away and we need some big help. We are asking all of you to please help spread the word about our tournament.
As of today, we still need a few groups of players and we also need hole sponsors. We only have a few hole sponsors and realistically we need another 15, at least.

The tournament costs $60 per player, or $240 per foursome. A hole sponsorship is $100 or $300 for a foursome and a hole sponsorship. Lunch is included in the cost.
The tournament is being held at the Venetian Bay Golf Club here in New Smyrna Beach. November 19, Registration: 7:15-7:45, Shotgun Start: 8:00 am , Four Person Scramble.

PRIZES: 1st and 2nd PLACE TEAMS, CLOSEST TO THE PIN & LONGEST DRIVE

I cannot stress how important this event is to our overall fund raising for the school year. Please help us and forward this message to anyone you know that may want to play or sponsor a hole. For questions or further info call SHS School Office 428-4732 or Joe Mikos 576-3890
Thank you for your help!

A copy of the budget was provided to each homeowner in attendance and the $5 increase was voted on and implemented. Copies of these documents can be found on the following website: coraltracehoa.blogspot.com. Thank you to all that attended and the Board hopes all of your questions were answered.

Scouts Popping for Fundraiser. What’s Your Flavor?

Whether it’s popcorn of the cheddar, butter toffee, carmel, chocolate or kettle variety, -yes, the kettle is back! -your local Cub Scouts are selling it by the bag-full this fall. The annual popcorn sale helps Scouts raise money for Scouting programs, while curbing the community’s hankering for the crunchy snack.

This year the popcorn sale includes a range of products: including the hard to resist white chocolate pretzels, equally as decadent as chocolate covered popcorn, our ever popular cheddar cheese popcorn, and more. The popcorn sale is a fundraiser and a primary source of revenue for the year. It gives Scouts the opportunity to earn their way to summer camp and helps pay for needed equipment, special trips and outings. Helping to offset these costs is essential in making sure every Scout has the opportunity to participate in these activities. Selling the buttery snacks also helps Scouts develop life skills such as salesmanship and goal setting. We have popcorn from $10 - $20.

If you would like to support your local Pack, please send an email to John McKinney at pack72cubmaster@gmail.com. I live at 674 Coral Trace Blvd and the popcorn can be picked up at any time. Thanks!

Coral Trace Residents are in Need

A box has been placed in the Clubhouse for non-perishable food. Residents in need wish to remain anonymous and are struggling to keep food on the table for their families. Food Bank shelves are empty. Let us all participate with our charity and our generous contributions to this worthy cause. "For it is giving that we receive."

Thank you.

LAWN UPDATE

Why were not all lawns cut this week? The lawns are very dry and running the equipment over dry lawns will do more damage than good. Some lawns will be cut, some will not, it is a judgment call made by Pro Scape and approved by the Board.  Also, Pro Scape wanted to make sure everyone was watering correctly. Since the cold, dry air has moved in, it is very important that people water at least two to three times per week.

FOUNTAINS
The fountain in the small lake is not working.  The time clock has been checked and it appears that the pump may be bad.  Clear-water has been contacted and the warranty date is being checked for repair.

CHECK YOUR MAIL!
A Budget meeting notice is being mailed to all homeowners as required by Florida Statute. The budget meeting will be held on the 3rd Wednesday of this month, October 19, 2011.  See you at the clubhouse       See you at the clubhouse 7PM!

September 2011 Meeting Recap

On Wednesday September 21st, 27 members of the Coral Trace community met at the clubhouse to view a PowerPoint presentation of various topics that have developed over the past 2 months. Overview of general topics included:
  • Palm Trees-There was a significant cost savings by trimming the palms in the common areas by the volunteers in the community and board members. A big "Thank you" to all those that assisted.
  • ARC Board-Give 30 days notice to approve any homeowner improvement forms.
  • Leland management-Utilize them more! A complaint should be handled by emailing Amanda and CC the coraltracehoa@gmail.com email, so the board can follow through if needed. Amanda keeps records of all emails in the event of lawsuits or disputes.
  • 2012 HOA elections-Start thinking of the next board. Qualifications should include computer skills, ability to interact with others easily, and a sense of how to read financial reports.
  • "Exclusively Yours"-This company has a lawsuit against Coral Trace due to a breech in their contract. It is still in the negotiations stage and an offer is being made. President Tadd Smith and the previous HOA will attend court proceedings. The dollar amount is significant, so a small amount is being offered to cover court and lawyer fees. More information will be provided as it continues.
  • Construction-A spec home and model home will begin construction ASAP. Please stay off empty lots and away from construction.
  • Culverts-(A device used to channel water) around the ponds are sinking. They are used to allow water to pass underneath the embankments. Safety concerns of the deterioration were shown with photos. Estimates are being taken for replacement.
  • Pros-cape-Due to unhappy homeowners, a 15 day notice with 12 different concerns has been issued to them. The board is looking at more options for cost savings in winter months due to less mowing but paying the same rate as the summer months. Currently taking new bids that are from Feb 1-Dec. 31 or 41 weeks. Pros-capes contract  re newel date is not until Dec. 30, 2011.
  • Lawn upkeep-Stick to the watering schedule! Avoid a fine and check that the timer and clock are set correctly. Many houses have the AM & PM wrong and are watering at the wrong time. Avoid watering just before the lawn is to be mowed. A calendar for mowing vacant lots and treating for weeds has been requested by Pro Scape.
  • Clubhouse-The community will save $4000/year by not having a maid to clean the clubhouse. A volunteer rotation schedule has been suggested by the Board, to take 15-20 minutes to take a mop to the floors and wipe down tables after use. Supplies will be purchased to accommodate.
  • HOA dues increase-A show of hands was requested to increase the dues by $5 which is 4%. This rate has not increased in 5 years. More homes equals increased risk! See below-a note from your Treasurer Johnny Reed. The budget meeting is scheduled for Oct 19 and ALL home owners are encouraged to attend.
Budget Meeting

For those of you who did not attend the meeting this past Wednesday (Sept. 21), we discussed some very important issues, one of which is the 2012 budget.   We are required to have an official meeting to approve the coming years budget, which will occur on Wednesday, October 19, 2012 at 7:00 PM.

As a preview, here is some current financial information to consider:

1.)  We currently have a surplus of $33,260.12 ($22,880.00 of which is from a settlement)
2.)  We have an average surplus each month of $1500-$2500
3.)  Your current board has saved the community thousands of dollars by volunteering to do things ourselves with the help of other individuals in Coral Trace
4.)  These savings have helped us build up a significant surplus and may allow us to NOT raise your dues
5.)  Dues have not been raised in five (5) years, not even with inflation
6.)  Proposed increase of 4% in dues from Leland = $5.00 per month increase
7.)  We may be able to hold dues the same for 2012, however it will likely mean a larger than 4% increase come 2013, so please think long term, not just short term.
8.)  The board has begun renegotiating contracts in an effort to cut spending
9.)  We need to cut $10,000 - $15,000 from our proposed yearly budget to hold dues the same and we are aggressively pursuing contract negotiations.

What is the bottom line?  Please attend the meeting so we can discuss these things with you.  We all see benefits to keeping the dues the same as well as benefits to raising them.  This budget is strictly for things we NEED in the community, no extravagant projects.   By a show of hands, about 75% of people agreed that raising dues by a small number was the correct course of action.

It has been brought to my attention by previous board members that our management company consistently recommends we  raise the dues by $5.00/month.   In the past, it's not been necessary.   For those of you who don't know me, I take my personal finances and those of the HOA very seriously.  I personally believe we may be able to get through one more year without an increase, however it will be a risk.   I also believe that we can utilize the state of the US economy to our advantage in renegotiating our contracts.

Please attend to discuss.

Thank you,

Jon Reed
Treasurer

    RUSTY NEEDS A HOME!!

new home. This 60 pound, rescue, 6 year old, mixed-breed thinks he is a lap dog so is looking for a loving owner. He is a healthy boy and is in great shape. Ideal home would be cat free (as he has never been socialized) and without small children (as a toddler was tormenting him).

Rusty is well trained, up to date on shots and comes with heart guard, a crate (for evacuation) and flea meds.

You will fall in LOVE with him when you meet him!  He would be perfect for you if you are looking for a loyal, loving companion to follow you around your house and yard!

If you are interested in finding out more about RUSTY, please call 386-290-2024.

Do you have a safety net in case of the unexpected?

In today’s economy, many do not.

A major life change – a serious illness, an extended hospital stay – often creates
    expenses you don’t see coming.
For example, if you became seriously ill today, how would you cover:
    • Mortgage, rent, and other household expenses?
    • School tuition?
    • Health insurance deductible and co-payments?
    • Travel costs for out-of-town treatment?
    • Child care?
You’re invited to an upcoming free workshop where you’ll learn how to start building your family’s safety net.
Protecting your income, savings and health is not as difficult as you think.

    A note from the President
     By Tadd Smith

    YARD ISSUES

On Monday June 13th, I called Dave, the manager of Proscape, as I drove out of the community to go to work and saw that Proscape had started to cut the grass at the front of the property. I advised them they should not cut the grass this week. Here is a explanation of my decision:

First, the temperature was to average 100 degrees this week according to the local news channel and there was only a 20 percent chance of rain later in the week. The worse thing for St. Augustine grass is to cut it down to four inches or less with triple digit temperatures. It will increase the chances of the grass burning. Second, Proscape was delivering some very potent fertilizer to the whole community starting Monday. The fertilizer works a lot better for your yard if you give it time to soak in and run up the full grown grass blades. Cutting it to 3 1/2 inches right after fertilizing, defeats a lot of the purpose fertilizer brings to your yard. Also by fertilizing, then cutting your grass, then adding 100 degree temperatures, you are taking a huge chance of burning. Lastly, there is not a yard company in this world that would tell you this information any differently. When temperatures are hot, it is better for your yards health to let it be a bit longer and retains water better.

Proscape agreed this idea would be better for the grass' health to not be cut. The entire yard crew took the time to cut back all of the forest areas behind your homes, for those people who live on the outside area of the community, as well as some other projects in the community we asked them to accomplish. Since the decision was made Monday after the newsletter went out reference to not cutting the grass, a sign posting at the front of the neighborhood could have been placed to keep you informed. (Chris, our secretary, was in the hospital that day with labor & delivery and was unable to send out the information via email.) If you ever have any questions in the future, please contact us via email coraltracehoa@gmail.com.  I apologize to any residents who were upset by us not cutting the yards this week, but (and I speak for all of the board and many homeowners who have voiced their opinions) the community is going to look the best it ever has when they start cutting today.

I want to address the push lawn mowers, because it has come up on two separate occasions. There is not a yard crew in the state of Florida that would push mow our whole community. Unfortunately, yard crews will always use heavy, wide equipment to cut these yards. It is one of the natures of the beast with large communities and landscaping. Yards the size of the lots that we have here in our community are not the size lots that do there best with this large equipment driving over it and over it again. With the way drainage on the sides of the homes has been laid out, along with the very small front yards. It is not intended for any kind of riding lawn mower. Proscape does cut some parts of certain yards in here with a push mower, such as the ones that have fences, in the back yards, on the water. The reason behind push mowing these is for safety. The grade is to high to go through a gate that close to the water. So if you see someone getting their yard push mowed, do not think they are getting special treatment.

    HOT TOPICS!
We the board were elected to make decisions based on what we think is best for the community. With 5 different types of board members from different demographics, and gender, we collectively try to do what is best for our neighborhood. Since the by-laws don't allow us to physically meet with each other while not in front of the community, we have divided up our duties to bring you the best result. We start with going through all of your emails, phone calls, and word-of-mouth when we pass you by on your bikes or walking. We too struggle with this rule by speaking on the phone and emailing each other in between our jobs and leisure time with our families.

The proper procedure to communicate to us with a complaint, or constructive criticism would be to please email us at coraltracehoa@gmail.com. Stopping by the homes of the Board members is not fair, as there are 4 other Board members to consider hearing your thoughts and opinions. Let's get attendance back up at the meetings, so we can discuss things face-to-face and so we can make things move forward.   Please remember our next board meeting is the second Wednesday of July. I hope to see everyone there. This is our opportunity to all be on the same page, and inform everyone as to what is going on in the community, even more so then just our emails. Thank you for your time and please enjoy your summer with your families and friends. Happy belated Father's Day to all of the Fathers in CT. I hope you enjoyed your weekend

    EXERCISE EQUIPMENT ISSUE
    .
The HOA is aware that the 2 exercise machines (elliptical & treadmill) in the clubhouse need repair. A service call to get them fixed was placed on Friday June 17th.

    GATE ISSUE

On June 17th, the HOA met with a repair man reference the entrance gates and  found that the circuit breakers had been shut off that provide power for the card readers and gate box . They were reset  and tested for everything. The cause is unknown at this time as to why they were off (not tripped). The repair person's card is now on file  with contact numbers to get him directly in case of any other problems.

    LET THERE BE LIGHT

The light that shines on the front wall by the gate is broken due to vandalism. Handyman Jim Rodgers should be able to fix this and it was placed on his weekly things to do for our community.

    May Financials

I do not have a current chart showing YTD.  I lost all of my charts and graphs when my computer crashed, but am working on recreating it all.  You will notice that we are + $14,636.71 for the year in 2011.  Since we have such a surplus at this time, we decided to FINALLY fix the irrigation system that runs along the front of the neighborhood running East to West.  As we mentioned in a previous update, this will allow the shrubbery to grow (which is no longer being trimmed so low) and give the residents at the front of the community their much needed privacy.

You may have also noticed in the past month that pressure in the entire irrigation system was very low.  This has been fixed and the 2nd (backup) pump has been installed and has been running as well.  As more homes are built, both pumps will need to be utilized at all times to provide enough pressure in the irrigation lines.  Both of these projects were costly and therefore June's YTD number will be significantly lower (though still on the positive side at this time).

Anyway, here is the financial summary for May 2011:

    Financials

I am sorry I have not yet updated the graphs for this past month, there is still a very minor discrepancy between my numbers and Leland Management.  I believe the information I had last month was not complete as bills can come in after the report is already prepared.  The new bills or credits are then added to the appropriate month which throws off some of my calculations.  I hope to have this resolved shortly, again, sorry for the delay.

    Thank you,

    Jon Reed
    Treasurer

    May 23rd Update

The pool is open! Please enjoy it.
Improvements are in the works for a new company to maintain it, a larger trash can that will keep out raccoons,  as well as rock in the plant beds to prevent mulch and leaves from blowing in.

    Change in HOA meeting schedule

Due to low attendance (13 people at May's meeting) and a lot of people heading north for the summer, there will not be an HOA meeting in June. Our next meeting will be Wednesday July 20th at the clubhouse 7PM. The third Wednesday will be easier for the board to receive financial reports and have time for them to be reviewed and presented to the community.

    Coral Trace Maintenance

Jim Rogers has been hired to complete small jobs in the neighborhood. Jim and his team are a bonded and insured company to make improvements quickly that are in need. With-in 24 hours of him meeting with the HOA Board he completed the pressure washing of the Clubhouse parking lot and placed the locks in the glass sliding doors. With the security of these doors, the Clubhouse has been open to the community which has been a top priority of the Board. Thank you Jim and we look forward to many more improvements in the near future.

    WELCOME COMMITTEE

Interested in joining? Please email the Board so we can include you with new residents entering the community.

    YOUR YARD

Pro Scape will be more present in the neighborhood. All the workers speak English, so communication is there if you need to express concerns while they are in your yard. Please increase your watering time 1 extra day either before 7AM or after 7PM to assist with the lack of rain. Your roter sprinklers should now run for 45 minutes, and your pop-ups should run for 30 minutes

It is the HOA's top priority to open it to the community.  Clear Waters Inc. has also given a quote for the lights on the ponds which was a topic at the April HOA meeting. More updates coming soon.

    Communication is the Key
    By: Jon Reed

Whether you are running a business, a household, or a Home Owners Association, communication must be a top priority.  As a board, from the beginning of our tenure, we decided to make improvements in this category.

The first communication project we undertook was in actively trying to complete our email contact list.  While the monthly news letter was a good means of communicating, it simply was not the most cost effective and efficient way to communicate to hundreds of home owners.  The email list allows us to send out weekly, bi-weekly, or monthly updates (news letters) as events occur in the community.  For example, if a main water line breaks or the pump is down for some reason, we assume you would want to know ASAP and not wait until a meeting or monthly news letter to find out there was a situation.

Chris, our secretary, has taken on the task of creating these updates.  It is the responsibility of the board members and the home owners of Coral Trace to provide Chris with information pertinent to the updates/news letters.

With all of that said, I realize not everybody wants to give out their email address.  So it is for this reason that I began toying with the idea of posting the updates/news letters on a website for everyone to see.  I started reposting Chris’s updates on the following website: http://www.coraltracehoa.blogspot.com/.  On this site, which is now live, I have also posted a financial graph showing 2010 vs 2011 so far.  I will continue to update this graph on a monthly basis.

The website also allows for you to comment on each of the posts.  If you have a Gmail account (Google Mail) you are already able to comment, you just have to log in.  If you do not, you’ll have to create a log in which can be done very easily.  I realize not everybody in this community is as computer savvy as I am, so please feel free to sent an email to the coral trace email address coraltracehoa@gmail.comif you need help and I will gladly get you set up.

In addition to the graph currently posted, I plan to meet with Maggie from Leland Management so we may present even more financial data to the community.  We do provide you with a financial report each and every month, however I personally want more.  I want charts, graphs, month vs. month and year vs. year analysis which shows our progress for better or worse.

As I stated, communication is the key.  There is a lot going on in Coral Trace and there is a lot of information floating around that must be conveyed.  With improvements like the email updates and website postings, we are working hard to get up to date information out to all of you very quickly.  In additional to the streamlined communication, this process is also saving us over $150 per month in stamp, paper, and printing fees.

    Thank you for reading.

POOL IS TEMPORARILY CLOSED!Connelly's Pool Maintenance & Landscaping reports that they arrived at the Clubhouse to
see what the problem was and noticed the pool pack was flooded.  They found the computer is not working, and would not let the pump come on. No date is set at this time, but there is a tech from Mitsubishi coming to take a look at the computer.  The pool has to stay closed until further notice due to the filter pump is not working. The community will be updated when the tech is going to Coral Trace to look at the computer.

Aligator Sightings! There have been sightings of another alligator in the ponds. The "alligator guy" has been asked to to come out to take a look.  He does this at night,  so if you see a spot light out by the lakes, it is just him.

NEW SUMMER GATE HOURS WILL BE ANNOUNCED. CHECK YOUR MAILBOX FOR A LETTER FROM LELAND MANAGEMENT REFERENCE TO THE GATE CODE CHANGES AND HOW TO ALLOW GUESTS TO ENTER.
THANK YOU TO THOSE WHO LET THE BOARD KNOW ABOUT THE EXIT GATE MALFUNCTION LAST WEEK. IT WAS FIXED ON MAY 5 WITH MULTIPLE RESETS  FROM THE LELAND MANAGEMENT.  CORAL TRACE WAS NOT CHARGED FOR THIS INSTANCE.

Financial Status - March 2011 Update

    Fellow Coral Trace home owners,

This past month the board continued to operate well below budget leaving us with a $10,647.37 surplus for the year to date and $6046.20 for the month of March alone.  This is in addition to the $4,795.05 which goes into our reserve accounts each month.  So as you can see, we are focused on fiscal responsibility.

With that said, the news is not all good.  One of the major areas of concern has been and continues to be the irrigation system in Coral Trace.  Each month we budget $479.00 for irrigation repairs and maintenance.  So far in 2011we've had a total cost of $2,230 in irrigation repairs meaning in this area we are currently over budget by $793.26.  This has not been a problem thus far due to other items on the balance sheet coming in well under budget, however it is an area of concern.  The good news regarding this situation is that it continues to improve with each problem that occurs.  Each time something breaks, it is repaired and redone correctly (as Tiffany Homes should have done many years ago).

Bottom line:  Coral Trace is doing very well financially, especially given the current economic times and your board is committed 100% to being fiscally responsible.

    Thank you,

    Jon Reed - Treasurer

    WATERING YOUR YARD

Proper Watering of your St. Augustine Grass Lawn
The single most important thing a property owner can do for their lawn is to water it properly. Too little water is detrimental to St. Augustine grass. Without sufficient water at the right intervals, St. Augustine grass will perform very poorly. However, it is equally important to know that numerous problems are caused by over-watering.
Over-watering a lawn causes stunted roots, fungus diseases, leaching of nutrients, weed outbreaks, and higher mole cricket populations.
Watering schedules need to be adjusted for the seasons. You'll need more frequent watering in July, and considerably less in January! It's important to learn how to operate the sprinkler controller so that the watering schedules can be changed as the seasons change.
It is best to turn off the automatic sprinkler system during periods of regular rainfall. A rain sensor can be installed that will do this for you. Often in the winter months as cold fronts pass through, it rains once every week or so. This is often all the water the lawn needs.
In the summer months many lawns develop dry patches only in certain areas. The tendency may be to water more often to compensate for lack of water in these dry patches.
It is better to adjust, fix, or replace the deficient sprinkler.
Some areas don't ever receive enough water due to poor irrigation design. The solution is to fix the sprinkler system, not to water more often, which will adversely affect the rest of the lawn!
In the winter, over-watering weakens the turf, making it susceptible to cold weather damage and weed proliferation. It's also impractical as well as irresponsible for lawn care professionals to apply the high amount of herbicides that is necessary to control the excessive number of weeds caused by too much water. The effects of over-watering may not be seen right away. The lawn may look lush and green for a long time, but eventually it will suffer from root damage, weed outbreaks, and poor color.
So, what is the right way to water the lawn? In the summer it is rarely necessary to water any more than once every two days. In the winter, once a week is usually sufficient. In the spring and fall, try for a happy medium.
How long should the sprinklers run when they come on? The correct way to determine this is to set out coffee cans or cups in the lawn and see how long it takes to fill the containers with 3/4 inch to 1 inch of water. Then set the sprinklers in that zone to run for that length of time.
You can generally set the sprinkler times in the following way. Rotary sprinklers usually will take about 40 to 50 minutes to adequately water their zone. Fixed spray heads will take generally 15 to 20 minutes to produce 3/4 to 1 inch of water.
It's best to water in the morning before dawn. Watering in the morning reduces evaporation caused by the hot sun. It allows the sprinklers to cover properly because there is less wind. The wind in the afternoon will knock down the spray pattern and prevent sprinklers from reaching their full coverage area.
By watering early in the morning you also reduce the amount of time the grass blades stay wet, helping to prevent fungus diseases.
When sprinklers run in the middle of the day they often prevent landscape maintenance workers and pest control technicians from performing their work.
Proper watering of the lawn can mean the difference between having an excellent lawn year around, and having a lawn that suffers from constant problems.

    FROM THE PRESIDENT:
    Tadd Smith

I met with Proscape at the end of February to ask them if there was anything that the residents could do better, to make our community look it's best. WATERING!! This was the first thing out of their mouths. There are still many many residents over watering, and under watering. Over watering will cause weak, shallow roots, because they do not have to try to grow deeper to find water, if you are watering too much. Over watering also causes yards to thin out, and within the thin spots, it will produce weeds. Almost every weed that we get here in Coral Trace is due to over watering. Over watering also causes what is known as Brown Patch Fungus. This fungus will grow in wet areas, and will kill your root system, meaning the only way to fix it, is to re-sod. One thing to help with this issue is to walk your property after watering one day. If you notice soggy spots in the yards, which are almost always on the sides and backs of our homes, you have watered to much. Also take into consideration your neighbors watering habits when you are investigating the sides of your homes. One of the biggest reason over-watering occurs on the sides is due to on home watering the side, then another home waters again. Established, side yards with homes right next to them should be watered no more then 20 minutes a session.

I have also noticed multiple irrigation systems going off during rainy days. This is not only bad for your grass, but is also sucking water out of our lakes with no purpose. The best way to use your sprinkler system is to set it for the correct watering days, and on days rain is fore-casted, turn it off. If we get a major down pour, walk your lawn before turning your water on a day or two after. If your lawn (especially the sides and back) is still soggy, water only the areas necessary manually. Many homeowners who will complain about weeds, or that Proscape is not doing their jobs maintaining the property this Spring, will be those who have over watered, watered during rainy days, or leave their irrigation cycle running, without monitoring, due to leaving town for long periods of time. St. Augustine grass is very picky with it's water. It demands attention all year long, so if you are leaving town for long periods of time ask your neighbor to watch your watering situation for you.

Under watering only causes one side effect. Your yard will die, and turn into the wild west of dust and weeds. Remember, and also help us remind renters, watering your yard is free. If you have a tenant in your home, I would either do a drive by once in a while, or make a specific phone call to the tenant, or company renting your home asking for a grass update, and maybe even a picture. In the next few months many homeowners living here full time, and homeowners with tenants will be receiving letters that yards need to be re-sodded. They will get these letters and then it will be turned over to our lawyers to hold them financially accountable to get this done. Our only intention is to hold you accountable, because that is why we all live in a HOA community, to maintain order, and secure your biggest investment, your home. We want your home to hold all the value it can, and curb appeal of your subdivision is huge to maintain that. If you are a homeowner, only renting here to collect rent, and do not take care of your home, this year you are going to be held accountable for your homes exterior.

I look forward to seeing our yards in the Spring, Proscape's lawn expert, Wesley, has done a great job this winter getting the weeds under control for Spring. Remember also it generally take two to three years of season changes to get major issues with St. Augustine under control. So expect huge improvements over the years before, but not absolute perfection in some areas.
    COMMUNITY GARAGE SALE!
After multiple requests, the HOA will organize a community yard sale if there are 20 homes interested. Please reply to this email if you would like to be a part of the sale advertised for Saturday April 30th and Sunday May 1st. The sale would take place at each individual home, not the clubhouse.

    GREEN THUMB?
The HOA is seeking volunteers who are available to assist with beautifying the front entryway. We are in need of physical labor, gardening tools, and refreshments. Please let the HOA know if you are available to assist in your community.

    SLOBS ARE USBy Jerry Fox
Strolling through Coral Trace on our regular walk with a garbage bag handy, we enjoy both the beauty of the surroundings, the quality of the homes, the calming influence of the ponds, the joy of the fountains, and the friendliness of most neighbors we encounter.
But, the handy garbage bag always manages to be freshly populated at the end of each walk.  Beer cans, some crushed and some not; beer bottles (never crushed); soft drink cans and bottles in the same shape; packing donuts; a wide variety of waste paper products; discarded socks and more clothing items; miscellaneous chunks, bits, and pieces of various building materials from long ago; lots of peanut bags; lots of McDonalds boxes or wrappers;  and even discarded bags of dog feces.  And the list goes on.  What we do not pick up is the hundreds of cigarette butts that congregate along the curbs.

We keep thinking that perhaps things will improve.  Our first inclination, of course, was to blame it on the construction workers since they don’t live here; on the garbage and recycle folks since they don’t live here either; and on random visitors.  Now we don’t think so.  We see construction workers disposing of their trash in the dumpster.  We do see, once in a while, careless garbage or recycle workers.  And sometimes, it is the wind taking loose trash for a ride after it has been set out on the curb without being enclosed in a garbage can or bag.

This is a neighborhood, not just a collection of houses.  There is but one way in and one way out; we cannot help but see each other often – even regularly.
So this is our plea: Would all residents be a little more careful with their trash and a little more aware of the consequences of simply tossing something out the window.  And if you are taking a regular walk anyway, how about grabbing a grocery bag on the way out the door and picking up small items that you see on the way.  The bending and stooping will greatly improve the quality of the exercise you get from your walk.
Thanks for listening!  And here’s to a spotless neighborhood!!!

CORAL TRACE LAKE UPDATE Lake Maintenance update and midge developments
    By: Jerry Fox
Clear Waters was in Coral Trace on March 11th, treating the lakes for algae, submerged vegetation, and emergent vegetation.  Their diligence is helping with the midge situation.  Lets hope it is enough.  On that subject, I have experimented with the Cutter product “Back Yard Bug Control” designed specifically for mosquitoes and other flying insects that tend to congregate in the grass, on the shrubs and trees, and generally throughout the air.  It has made an instant and lasting difference.  Taking care not to spray the bank or at the lake, I treated first the back yard only.  Then we were greeted by swarms of midges in the front entryway, so I also treated the front yard.  No more problem with the entryway.  I do not yet know how long its residual effects will last – but it has so far been over a week.  It is applied by attaching the bottle to the end of the hose, and applying the spray in a sweeping motion across the lawn and shrubs.  I also applied it to my trees as high as I could without being under the fallout.  Product is good for 5000 square feet and is $9.95 a bottle at Home Depot. On February 14th,  the Clear Waters folks treated algae on the large lake, and submersed bladder-wort in the other three.  Bladder-wort is a carnivorous plant that captures and “eats” mosquito larvae among other small organisms. Next month, the process will be reversed, with algae treatment on the three smaller lakes and submerged bladder-wort treatment in the large lake.  These steps are part of the mosquito/midge control program

Landscaping update: Proscape is in the process of fertilizing in the community.
Security update: More locks will be installed in the community clubhouse on the kitchen door and glass sliding doors. The Board hopes to have the clubhouse open to residents by April 1st and install the cameras after they have been ordered.
Community inspections: Management has begun performing violation inspections. Letters have been sent to homeowners who are in violation and given a time frame to correct the issue stated in the letter.
Builder update: There are currently three homes being built in the community. Vice President, Richard Campbell asked that homeowners help keep children off of the lots and out of dumpsters owned by Adams Homes.

    Security Update
Thank you Jonny and Kevin for installing the poles next to the entrance so no more cars can access behind the clubhouse or around the gate without being admitted. Your efforts are appreciated. The HOA board is shopping for a nice covering/paint to beautify the poles that were installed on Thursday.
